Godrej Properties, Hero Realty and Puravankara have disclosed substantial residential plans inside Greater Noida's IIT-GN/DMIC township. The developer commitments and land scale are supported; final project names, RERA details, pricing and unit-level launch claims remain unevenly verified. The short answer
Greater Noida's Integrated Industrial Township is no longer only an industrial-development story. Godrej Properties, Hero Realty and Puravankara have now disclosed substantial residential plans inside the DMIC-linked township.
What is confirmed today is the developer commitment, land scale and broad development intent. What is not yet sufficiently verified across all three developments is the final project identity, RERA registration, unit mix, launch pricing, possession schedule and other transaction-level details.
That distinction matters. The residential cluster is real; several project-level sales claims already circulating online are still ahead of the evidence.

What does “DMIC Greater Noida” mean here?
Property marketing often uses “DMIC Greater Noida” as though it were the name of a residential sector. It is more useful to separate the terms.
The Integrated Industrial Township–Greater Noida, or IIT-GN, is a government-backed industrial township associated with the Delhi–Mumbai Industrial Corridor programme. NICDC identifies IIT-GN as a 747-acre project southeast of Greater Noida, adjoining the Eastern Peripheral Expressway and the Delhi–Howrah railway line, with proximity to the Boraki transit hub and Dadri logistics ecosystem.
That context matters because the new housing developments are being planned inside the same larger township ecosystem, rather than in an unrelated residential pocket simply using the DMIC name for marketing.
Godrej Properties: 23.2 acres inside IIT-GN
Godrej Properties announced in June 2026 that it had won the bid for a 23.2-acre residential land parcel, equivalent to 93,905 sq m, through an IITGNL e-auction.
The company said it intends to develop residential group housing with premium apartments in varied configurations and estimated the proposed development's revenue potential at more than ₹7,000 crore.
That is enough to establish a genuine Godrej residential development inside IIT-GN.
It is not enough to treat every pre-launch page appearing online as official project documentation.
Several third-party sites are already using names including “Godrej Global Business City” and publishing configurations, prices and booking information. HousingNetwork has not yet found sufficiently authoritative project or statutory evidence to adopt those details as confirmed facts.

Hero Realty: another large residential commitment
Hero Realty has separately announced a premium residential development of roughly 17.3 acres inside the DMIC Integrated Industrial Township.
The company described approximately 6 million sq ft of development potential, with an expected topline of around ₹5,400 crore.
There is also an important distinction for buyers searching Hero Homes in Greater Noida. Hero Realty already has a separate Greater Noida development associated with Sector MU. The DMIC/IIT-GN development should not be treated as the same project.
For the DMIC development, the broad announcement is supported. The final project identity, RERA details, configurations, pricing and possession schedule still need stronger project-level evidence before HousingNetwork presents them as facts.
Puravankara: the newest major entry
The latest major signal is Puravankara.
In September 2026, Puravankara announced its entry into Delhi-NCR through its wholly owned subsidiary, Prudential Housing and Infrastructure Development Limited, after securing a 13.44-acre Greater Noida parcel through IITGNL's e-auction process.
The company has disclosed approximately 4.57 million sq ft of saleable potential and an estimated ₹5,200 crore GDV.
This is notable because it represents Puravankara's entry into the Delhi-NCR market, rather than another project within an established local pipeline.
As with Godrej and Hero Realty, these numbers establish scale and intent. They do not yet establish the final project brand, RERA registration, apartment mix, sale price or completion schedule.
The authority layer: four group-housing plots
The developer announcements sit on top of a clear authority-level residential pipeline.
IITGNL's group-housing documentation identifies four residential plots:

IITGNL later announced that RE2 and RE4 would go to e-auction on 3 September 2026 under its GH-2026-02 residential group-housing process.
There are obvious size similarities between some developer announcements and these plots. Godrej's announced 93,905 sq m parcel exactly matches the published area of RE3, while Puravankara's 13.44-acre parcel is close to the published RE4 area.
HousingNetwork is not treating area matching alone as allotment confirmation. Plot-to-developer mapping will be stated only when an authority result, company filing or equivalent authoritative record supports it.
The successful developer identity for RE2 also remains an active research gap.
Why this matters for buyers
The important story is not simply that another premium apartment project may launch in Greater Noida.
It is that multiple large residential developments are now being planned inside an industrial township that already has its own infrastructure and employment-development logic.
Housing demand may become more employment-linked
Industrial, logistics and business activity can create a local population that needs housing. If that employment base deepens over time, residential demand may become less dependent on buyers commuting from established Noida or Delhi job centres.
But this remains a demand thesis to monitor, not a guarantee that prices or rents will rise.
The area may develop as a distinct micro-market
When several large developers enter the same planned township, buyers eventually get more comparable choices within one geographic ecosystem.
That can improve market depth, but it can also create meaningful competing supply. More launches are not automatically positive for every early buyer.
Project-level due diligence becomes more important
Strong developer brands and major infrastructure can attract early interest before all project documentation is available.
Before making a purchase decision, buyers should still verify:
- UP-RERA registration and legal promoter
- sanctioned project plans
- exact plot and site access
- final apartment configurations and carpet areas
- all-inclusive price rather than only an advertised starting number
- payment plan
- RERA completion date
- construction phasing
- maintenance/CAM obligations where applicable
- current status of the surrounding infrastructure relevant to their use case
What remains unverified?
The corridor-level residential expansion is supported. The transaction-level details are not equally mature.

The next useful evidence is not another promotional announcement. It is the information that turns these land commitments into measurable projects and a functioning residential market.
The most important signals are:
1. UP-RERA registrations for the individual developments.
2. Final project identities and legal promoter entities.
3. Launch pricing and apartment mix, showing how developers position IIT-GN against other Greater Noida micro-markets.
4. The RE2 allotment identity, which could add another developer to the cluster.
5. Actual industrial occupancy and employment growth inside IIT-GN.
6. Progress at Boraki and Dadri-linked transport/logistics infrastructure.
7. Residential absorption across the first launches, rather than only headline GDV or topline values.

There is not yet enough evidence to treat every proposed development as a fully launched, RERA-verified project.
The clearest confirmed development is this: Godrej Properties, Hero Realty and Puravankara have each made substantial residential commitments inside the same Integrated Industrial Township, while IITGNL continues to move group-housing land through its allotment programme.
