Hero Homes Leafsong Retreat RERA Documents & Legal Promoter: What Buyers Should Verify

UP-RERA records LEAFSONG RETREAT in Sector MU (UPRERAPRJ414014/10/2026), registered 8 October 2026. The RERA completion date is conflicted: earlier June 2031 capture versus newer August 2031 RERA-derived records. Official Hero Homes unit plans and master layout are captured; latest statutory sanctioned copies and exact promoter still require verification.

The verified project record—and the missing promoter detail

Hero Homes Leafsong Retreat in Sector MU, Greater Noida is registered with UP-RERA as LEAFSONG RETREAT — UPRERAPRJ414014/10/2026. HousingNetwork's captured statutory basic-information record shows registration on 8 October 2026 and proposed start on 1 October 2026. Its earlier completion-date capture shows 10 June 2031, while more recent RERA-derived records indicate 10 August 2031. The completion date is therefore CONFLICTED pending current official UP-RERA confirmation.

Hero Homes' own website separately confirms a new-launch 3 BHK project in Sector MU with a broad 153.84–212.68 sq m size range.

The exact legal promoter named in the full UP-RERA project-detail filing is still awaiting direct capture by HousingNetwork. Several channel-partner pages call the promoter Hero Realty Private Limited, but that secondary assertion must not be mistaken for a verified statutory promoter field.

See the Hero Homes Leafsong Retreat project page for current project information and enquiries.

How to verify the legal promoter

Open the official UP-RERA portal and search the complete registration number UPRERAPRJ414014/10/2026.

In the project record, match:

1. registered project name and Sector MU address;
2. legal promoter name and applicant type;
3. any co-promoters or associated landowners;
4. project registration certificate and covered phase;
5. registered office and authorised contact;
6. the entity named on the proposed Agreement for Sale and receipt.

A brand name, marketing agency and legal promoter can be different entities. Do not infer the statutory promoter solely from a logo, sales pitch or channel-partner website.

UP-RERA's project registration framework includes document categories such as title deed, encumbrances, layout plan, sanctioned plan, specifications and parking. That does not mean HousingNetwork has independently captured and validated the latest statutory sanctioned versions. It has separately retained official Hero Homes launch-period brochure, specifications, unit plans and master layout, which should not be confused with statutory approvals.

The brochure and floor-plan tracker separately follows which official developer documents are captured and which statutory filings still need verification.

What does the completion date prove?

An earlier captured UP-RERA record states 10 June 2031, whereas newer RERA-derived records indicate 10 August 2031. This is an unresolved statutory freshness conflict, not two interchangeable confirmed dates. Verify the latest UP-RERA filing; neither date promises contractual possession.

Ask for the relevant possession clause and schedule in the draft Agreement for Sale. The separate RERA completion-date guide explains this distinction.

Payment protections worth checking

Section 13 of the Real Estate (Regulation and Development) Act, 2016 restricts a promoter from taking more than 10% of the apartment cost before executing and registering an Agreement for Sale.

UP-RERA also advises allottees to pay the promoter through the project's designated Collection Account. Verify that account using the official UP-RERA information rather than a message forwarded by an intermediary.

These are general statutory safeguards. Official launch-period Hero Homes material now includes an instalment schedule and EOI adjustment, but it does not confirm a buyer-specific current booking amount, cancellation/refund policy or exact applicable unit terms.

For written booking and refund checks, use the Leafsong Retreat booking checklist.

Do not mix Greater Noida and Mohali documents

Hero Homes separately lists Leafsong Retreat in Sector 99, Mohali. A brochure or RERA document labelled only “Leafsong Retreat” may refer to the wrong project.

For Greater Noida, verify the full identity string: Sector MU, Uttar Pradesh, UPRERAPRJ414014/10/2026. Never transfer the Mohali project's promoter, layouts, amenities or possession details.

Current buyer-safe conclusion

Verified: Greater Noida project identity, registration and registration date; official Hero Homes 3 BHK project listing and launch-period unit-plan pack. CONFLICTED: June-versus-August 2031 completion date pending direct current statutory verification.

Awaiting direct authentication: legal-promoter field, current sanctioned plan revisions, land title and encumbrance records, final Agreement for Sale documents and designated project Collection Account details.

Not accepted as statutory proof: a channel partner's assertion that Hero Realty Private Limited is the named UP-RERA promoter, or a third-party floor plan presented without primary documentation.

Check the official filing and obtain the relevant documents before treating sales claims as contractual commitments.
