Sector 1 and Sector 12 are different Greater Noida West locations. Compare CRC Maesta and Sobha Rivana in Sector 1 against Godrej Majesty and Ashtech Presidential Towers in Sector 12 using statutory identity, approved unit plans, all-inclusive quotations and delivery evidence—not blanket area rankings.

Quick answer

Sector 1 and Sector 12 are different parts of Greater Noida West, not competing phases of one project. HousingNetwork currently profiles two residential developments in Sector 1—CRC Maesta and Sobha Rivana—and two in Sector 12—Godrej Majesty and Ashtech Presidential Towers. The meaningful comparison is between the specific registered project, unit, written cost sheet and delivery evidence—not a blanket claim that one sector is "better."

Start with the Greater Noida West / Noida Extension locality guide for the wider geography. HousingNetwork's Sector 12 guide separately handles sector-level discovery. This article is about the decision framework across these four named residential projects.

These IDs come from HousingNetwork's governed project records, last checked for this cluster on 26 October 2026. A registration identifies a particular real-estate project: it does not by itself prove current construction progress, that any unit is available, or that a quoted price is final. Confirm the current record using UP-RERA.

Do not confuse the two Sector 1 developments

CRC Maesta and Sobha Rivana share a broad locality label, not a promoter or registration. HousingNetwork's project records show CRC Homes Private Limited for CRC Maesta; the Sobha Rivana record identifies Sobha Limited with Atlaspur Construction and Developers Pvt. Ltd. as co-promoter. Ask for the exact RERA registration, tower/phase, floor plan revision and allotment terms of the apartment offered. A broker's description of a "Sector 1 premium 3 BHK" is not enough to establish which project or unit is being sold.

The configuration, carpet area and super-built-up or saleable area must be taken from the specific approved plan and cost sheet. A larger marketed square-foot figure is not automatically larger usable space. See the general explainer on carpet, built-up and super area.

Do not confuse the two Sector 12 developments

Godrej Majesty and Ashtech Presidential Towers have different promoters and distinct plot sets. Godrej Majesty is registered to Godrej Properties Limited at GH-01/B, C, D, E, J and K. Ashtech Presidential Towers is registered to Ashtech Industries Private Limited at GH-01/F, G, H and I. The shared Sector 12 locality does not merge their statutory records.

Godrej's official marketing has used January 2030 for possession, while HousingNetwork's UP-RERA evidence records 16 February 2030 as the declared project-completion date. These dates refer to different concepts, and neither establishes the contractual handover date of a chosen apartment. For Ashtech, compare the offered layout to the developer brochure versus RERA evidence review and unit-plan comparison.

How to compare Sector 1 and Sector 12 fairly

1. Identify the precise plot and registered phase. Compare plot addresses and UP-RERA project names, not locality shorthand.

2. Compare like-for-like units. Record bedroom count, usable carpet area, balconies, study/servant room and tower orientation from the latest developer-issued drawings.

3. Request dated written cost sheets. HousingNetwork's published starting prices come from different types and dates of evidence. Include floor premiums, applicable taxes, maintenance corpus, parking and any other required charges; do not treat headline values as all-inclusive.

4. Verify delivery evidence. Read the current RERA completion declaration, quarterly progress filings when available and the agreement's possession/handover provisions separately.

5. Test the journey that matters to you. Visit the exact site entrances at realistic commute times. A proposed metro extension is not a current operating station, and this guide makes no unsourced travel-time promises.

6. Separate buyer criteria from rankings. Schools, jobs, resale depth, rental demand and route convenience depend on the actual household and property; no unsupported "highest appreciation" or "best sector" ranking follows from these records.

Documents to request before choosing

Ask each seller for: (a) the matching UP-RERA project/phase record; (b) a currently approved unit plan with carpet-area measurement; (c) a dated unit-specific payment schedule and complete cost sheet; (d) construction and delivery documentation; and (e) the proposed allotment or agreement conditions, including refund and cancellation provisions. If a claim cannot be reconciled to current primary evidence, record it as awaiting verification rather than using it to rank the four projects.
