Hero Homes Leafsong Retreat Amenities: Marketed vs Officially Verified

Hero Homes Leafsong Retreat is currently marketed with a broad amenity proposition, but HousingNetwork has only nine governed amenities in its current evidence set and all remain indicative. This guide separates those marketed amenities from larger secondary claims such as 50+ amenities and a ~35,000 sq ft clubhouse, neither of which is treated as officially verified until a primary Hero Realty or statutory document is captured.

Representational Hero Homes Leafsong Retreat towers for an amenities verification guide covering marketed versus officially verified facilities in Sector MU, Greater Noida.
Representational — verify against the current official source before relying on it.

Hero Homes Leafsong Retreat in Sector MU, Greater Noida is now being marketed with a growing list of lifestyle amenities, but buyers should separate what is currently being advertised from what has been confirmed in an official Hero Realty or statutory project document.

HousingNetwork currently tracks nine amenities for the Greater Noida project from fresh market evidence. All nine remain indicative because an official Hero Realty brochure, sanctioned amenity schedule or statutory amenity plan has not yet been captured.

The nine amenities HousingNetwork currently tracks

Current market material supports the following amenity set for Hero Homes Leafsong Retreat:

AmenityCurrent HousingNetwork status
Swimming PoolIndicative
GymnasiumIndicative
Club HouseIndicative
Children's Play AreaIndicative
Landscape GardenIndicative
ParkIndicative
Badminton CourtIndicative
Yoga / Meditation AreaIndicative
Multipurpose HallIndicative

These are marketed amenities, not yet an official contractual amenity schedule.

That distinction matters because amenity names, sizes, locations within the master plan, access rules and associated charges can change between market-launch material and the final documents used for allotment or sale.

Why online amenity lists currently differ

The Greater Noida launch is still producing inconsistent online information.

One current property portal surfaces 11 amenities, including a clubhouse, swimming pool, gymnasium, children's play area, cycling or jogging track, security, reserved parking and several other features.

A separate channel-partner website goes much further and advertises 50+ amenities together with an approximately 35,000 sq ft clubhouse.

That channel-partner website also states that it is not the official Hero Realty website and describes project figures as indicative.

HousingNetwork therefore does not treat either a large amenity count or a clubhouse-size claim as officially verified simply because it appears online.

Multiple secondary sources repeating a claim can improve confidence that the claim is being marketed, but repetition does not turn a secondary claim into an official project commitment.

What is actually verified today?

The strongest verified facts for Hero Homes Leafsong Retreat remain the statutory and land-identity facts already captured for the project, including:

  • the registered project name LEAFSONG RETREAT;
  • UP-RERA registration UPRERAPRJ414014/10/2026;
  • registration dated 8 October 2026;
  • Sector MU, Greater Noida location;
  • the approximately 18,215 sq m land parcel;
  • the RERA-declared completion date of 10 June 2031.

Those facts should not be confused with an officially verified amenity schedule.

At the time of this update, HousingNetwork has not captured a direct Hero Realty / Hero Homes official Greater Noida amenity schedule.

What would make an amenity officially verified?

HousingNetwork would upgrade an amenity from indicative to verified only when it is supported by a sufficiently strong primary or statutory source, such as:

  • an official Hero Realty / Hero Homes project brochure;
  • a sanctioned or issued master plan identifying amenity areas;
  • a UP-RERA project document containing the amenity schedule;
  • the Agreement for Sale or another binding buyer document;
  • an official project specification or launch document published directly by the developer.

Until one of those sources is captured, the safest description is marketed / indicative.

What about the claimed 35,000 sq ft clubhouse?

A current channel-partner site advertises a roughly 35,000 sq ft clubhouse.

HousingNetwork is not treating that size as verified at this stage.

A buyer evaluating the clubhouse should ask for a document that clearly states:

1. the clubhouse's sanctioned or sale-document area;
2. which facilities are inside it;
3. whether all residents have access;
4. whether club membership carries a separate charge;
5. whether any facilities require booking or usage fees;
6. whether the clubhouse forms part of the phase being purchased.

The clubhouse size should not be assumed from a sales page alone.

Why amenity counts can be misleading

A headline such as “50+ amenities” can be produced in different ways.

For example, one source may count:

  • swimming pool;
  • kids' pool;
  • pool deck;
  • changing rooms;

as four separate amenities, while another may group all of them under one “pool complex” heading.

The same can happen with:

  • landscaped gardens and lawns;
  • jogging and walking tracks;
  • indoor games;
  • children's zones;
  • fitness areas;
  • security systems.

The raw number therefore matters less than the final written schedule attached to the buyer's transaction.

Buyers should verify more than the amenity name

Before paying a booking amount, buyers should try to confirm:

1. Location in the approved plan

An amenity should ideally be identifiable in the sanctioned or officially issued master plan.

2. Whether it belongs to the same phase

Some large developments market facilities that may be delivered in a later phase.

3. Whether there is an additional cost

Club charges, maintenance deposits, facility deposits or usage fees may sit outside the headline apartment price.

HousingNetwork's Hero Homes Leafsong Retreat total-cost guide explains why the starting apartment price should not automatically be treated as the complete payable amount.

4. Delivery timing

A marketed amenity may not necessarily become operational at the same time as a buyer's apartment is handed over.

5. Contractual wording

The brochure and sales presentation are useful, but the Agreement for Sale and statutory disclosures are more important when a claim needs to be relied upon.

Do not mix the Greater Noida and Mohali projects

Hero Homes also has a separate Leafsong Retreat in Sector 99, Mohali.

That is a different project with a different location and RERA identity.

The Mohali project is already associated online with a much larger amenity list. Those amenities must not be copied across to Hero Homes Leafsong Retreat in Sector MU, Greater Noida.

For the Greater Noida project, always check the project against:

UPRERAPRJ414014/10/2026

before relying on a listing, brochure reference or amenity page.

What should buyers ask Hero Realty or the sales team for?

For amenity verification, the most useful documents are:

  • official project brochure;
  • sanctioned master plan;
  • final amenity schedule;
  • clubhouse specification;
  • current cost sheet;
  • payment plan;
  • draft Agreement for Sale;
  • details of club, maintenance and facility-related charges.

HousingNetwork is separately tracking the official brochure and floor-plan status and will update the project when a stronger primary document is captured.

Bottom line

Hero Homes Leafsong Retreat is being marketed with a substantial lifestyle proposition, but the online amenity story is currently broader than the primary evidence HousingNetwork has captured.

HousingNetwork's current buyer-safe position is:

  • nine marketed amenities are currently tracked;
  • all nine remain indicative;
  • larger claims such as 50+ amenities and a ~35,000 sq ft clubhouse remain unverified secondary-market claims;
  • the official Hero Realty / statutory amenity schedule is still awaited.

Buyers should use current market listings to understand what is being promoted, but rely on the final developer and statutory documents before treating an amenity, size or charge as guaranteed.
